Croydon Council says you must give six weeks' written notice before work to a tree in a conservation area, with fines of up to £20,000 for cutting one down without consent and up to £2,500 for pruning one. We did not confirm a designated conservation area in Coulsdon, so check Croydon's map for your road. The council has named Court Avenue, Coulsdon among nine areas it would consider for conservation area status, and its Cabinet agreed a list of potential new areas in December 2025; until it is designated, do not assume it is one.
Happy Valley, Farthing Downs, Coulsdon Common and neighbouring sites form the South London Downs National Nature Reserve, managed jointly by the City of London Corporation and Croydon Council, and Happy Valley is a Site of Special Scientific Interest. If a tree is on that land, report it to the owner rather than arranging work yourself. Check whether a felling licence is needed if you plan to fell more than a few trees.
Coulsdon's tree record comes from documents about the downs and woods around it. These describe wild sites, not every garden.
| Place | Trees recorded |
|---|---|
| Happy Valley (Old Coulsdon) | Ancient woodland with a wide variety of trees including oak, beech and ash; ancient yew trees planted in lines to mark property and parish boundaries |
| Devilsden Wood | Yew, giving greenery all year |
| Coulsdon Common | Ancient oak woods |
| Farthing Downs tree belt | An ancient hedgerow with over 20 species of tree and shrub, including ash, hazel, oak, yew, beech, field maple, holly and hawthorn |
Ash is recorded locally, so ash dieback matters. Councils advise against felling healthy ash, but large infected trees can become dangerous before they die, so we assess an ash first. Ash dieback guide.
Maps and records describe public sites and one or two documented areas, not every garden. Check your own tree with the council.
These follow from the area's setting.
| Typical job | Why it comes up here | Rule to check first |
|---|---|---|
| Checking or removing an ash tree | Ash is recorded across local woods and hedgerows | Protection and licence checks |
| Reducing a mature oak or beech | Oak and beech are recorded across the local ancient woodland | TPO check |
| Work beside the downs and woods | Gardens next to Happy Valley and Coulsdon Common | Who owns the strip; nests and bats |
| Cutting beech, yew or holly hedges | Yew, beech and holly are recorded locally and common in hedges | Nests between March and August |
Happy Valley is described as a steep-sided dry valley, and Old Coulsdon sits on the edge of the downs, so some plots slope. If your garden backs onto open land, check who owns the boundary strip before any work.
If a vehicle or chipper needs road space, Croydon Council offers a dispensation to park on yellow lines while work is carried out, or a suspension of a parking bay. It asks for at least five working days' notice, payment first and a separate licence for a skip on the road. Check current fees on the council's page.
Tell us if a tree is on a boundary or overhangs next door. You may be able to cut branches back to the boundary but not beyond it, and cuttings should be offered back. Work only goes ahead with the tree owner's consent.
The reserve is the second largest in London after Richmond Park. It includes Riddlesdown, Farthing Downs, Happy Valley, Coulsdon Common, Kenley Common, Hawkhirst Wood, New Hill and the Sanderstead to Whyteleafe Countryside Area, with 152.5 hectares of SSSI.
London's tree canopy cover is 19.6% (GLA Tree Canopy Cover 2024, mainly 2022 data, ±0.3%). Ward-level figures are modelled estimates; see the GLA dataset.
